Don Ell RV Park Rules
1. Rent is due on the 1st of each month. A grace period may be granted upon request. You will be charged a late fee of $20 per day, past the 6-day grace period, if the total amount is not received in the office by the due date (NO PARTIAL PAYMENTS).
2. Returned checks- in addition to a $35 handling fee, the late fee described in #1 will be charged until full payment is received in cashier’s check or money order. All future rent payments thereafter shall be in the form of cashier’s check or money order.
3. Quiet hours are from 10pm to 8am. Please be quiet and considerate of your neighbors. Loud, obnoxious, disorderly, boisterous, or unlawful conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated. No loud parties, excessive noise, big groups or large gatherings tolerated as determined by management.
4. In addition, if any disturbances that warrant police intervention will be considered a breach of rules and result in immediate ejection of tenants involved.
5. The number of persons occupying the recreational vehicle shall not exceed two (2) people. All additional guests should be registered with office and a rate of $2 per day per occupant will be paid on arrival for estimated time of stay. A penalty fine of $100 will be enforced if occupancy rule is violated. Additionally, the appropriate fee for the number of additional persons will be charged and computed from the date of your arrival.
6. Registered tenant is responsible for all guest visiting you on Don Ell RV Resort Property. Any misconduct will be your responsibility.
7. All recreational vehicles must be currently registered and maintained in good condition and in running order. Management must approve all rigs. No RV deemed to be in “poor” condition (e.g., broken or cracked windows, flat tires, rusted, badly dented, or in need of paint) will be allowed to remain in the park. All RV’s must be leveled and supported with the proper equipment.
8. NO FEMA trailers allowed period.
9. The space you are renting must be neat, clean and adequate for your recreational vehicle. Keep it that way and return the RV site upon termination or expiration of your site rental agreement in the same condition provided. Do not make any changes to RV site without the prior written consent of the park.
10. Violence or the threat of violence will not be tolerated.
11. No display or discharge of a gun, knife or other weapon in any way that may alarm others is not allowed.
12. The possession, sale or manufacture of illegal drugs or drug paraphernalia on the RV Site or anywhere else on the Property is Prohibited.
13. The operation of a business on the RV Site or on the Property is Prohibited.
14. The storage of hazardous materials on the Property is Prohibited.
15. Speed limit is 10 mph. Continued speeders will be asked to vacate the property.
16. Two (2) vehicles allowed per RV space and one (1) registered boat per RV space. All vehicles must be in good condition and registered by a governing state. No “project” vehicles or boats are allowed.
17. No parking on the grass or in unassigned parking spaces. All tow bars must be stored under your trailer. Any unauthorized parking of any Property is Prohibited.
18. No major vehicle repairs will be permitted on the premises.
19. All pets must be kept in trailer always and walked on a leash. Clean up is your responsibility and fines for not doing so will be enforced if we must hire someone for clean-up. Unleashed dogs will not be tolerated under any circumstances.
20. Cutting of trees and plants is prohibited without express approval from management. In addition, all grass should remain uncovered as to prevent damage.
21. Keep site free of litter, including cigarette butts.
22. Campfires in grills only.
23. No fishing or swimming in the pond.
24. Fish cleaning station is provided for your use behind cabin # 6. Please deposit all remains into the pond and not the dumpster. Please leave the area clean and rinsed.
25. Clotheslines are not permitted.
26. We are on water conservation program year-round. Please do not use water excessively.
27. A sewer hose “donut” or “L” connector is required.
28. Damages caused by you or your guest are your responsibility.
29. Trash should be deposited in dumpster only. Do not leave trash out, as it may draw unwanted strays or pests to the Property.
30. You may not assign or sublet your site. You are being provided services under a Service Agreement. Theft of Services will apply.
31. Don Ell RV Resort is not responsible for loss or damage to tenants property due to theft, vandalism, fire, accidents or any other casualty or act of God. Tenant expressly assumes all risk of such loss or damage and is responsible for carrying his or her own insurance. In addition, damages of any kind caused by guest or visitors of the park shall be billed to tenant of guest.
32. No refunds or pro-rated rent is given for shortened stays.
33. We reserve the right to make changes to the rules, regulations and fees as we deem necessary. FAILURE TO COMPLY WITH ALL RULES WILL RESULT IN THE TERMINATION OF SITE SERVICE AGREEMENT AND REQUIRE YOU TO VACATE THE PROPERTY IMMEDIATELY. WE MAINTAIN A STRICT NO REFUND POLICY
